A housing plat is an essential diagram of the subdivisions of a piece of land on which a construction company will build a project. It represents the land and shows its boundaries, the location of different properties, easements, streets, and parks. Preparing a plat map requires tremendous attention to detail. Types of plats

Typically you will see three types of plats for building new properties.

  • Preliminary plat – A preliminary plat is essential when dividing a piece of land into more than five subdivisions or two lots, each containing forty acres. This plat allows the Planning and Zoning Commission to overview the layouts of different subdivisions and street patterns to ensure that they comply with the respective city’s building requirements and laws. The document becomes a crucial piece of information that helps in building single-family homes.
  • Replats – Replats are necessary when you already have a platted land. Still, you want to add or edit a few lot lines, remove easements and fire lanes, or add platted building lines from the recorded plat. We send the replat to the Planning and Zoning Commission for further approval.
  • Administrative and final plat – This type of plat is for properties never platted before. It’s a comparatively minor plat that the local administrative body approves after considering the local government codes. The final plat goes to the Planning and Zoning Commission for approval.
